Case Study – Vector Global WMG
In a recent deal, Howard Ecker + Company represented an approximately 11,000 square foot financial services company in the Brickell area that pushed the limits of the market. The tenant, Vector Global WMG (“Vector”), is currently occupying space in the penthouse of a Class A building on Brickell. The lease on Vector’s space does not expire until July of 2014. Vector needed expansion space of approximately 4,000 square feet immediately. Howard Ecker + Company was able to find another Class A building in the same market that was willing to provide Vector with the expansion space it needed immediately and also reserve the remaining space in the floor for Vector to move into at the end of its existing lease. This allows Vector to utilize a full floor in a building that has provided them with a better deal financially and a more efficient floor plan, in addition to allowing Vector to lock in the rate at today’s market rent versus three years from now when the market will have likely recovered and may demand higher rents. Further, Vector does not have to pay rent on the remaining space on the floor for the three + years until they occupy it in 2014.
Case Study – BDO Seidman
Howard Ecker + Company represents the international accounting firm, BDO Seidman (“BDO”), on a national basis. Howard Ecker + Company has proved capable of going into various markets across the country and negotiating excellent deals on behalf of BDO. Within the past few months, we represented BDO with its Miami office requirement of approximately 13,400 square feet. We went through the RFP process and leveraged the Class A market of Downtown Miami and Brickell in order to prompt BDO’s current building to drastically reduce the rent in its initial proposal. Not only were we able to save BDO significant dollars per square foot, but we also helped BDO achieve concessions, such as substantial free rent on its entire space and additional free rent on its expansion space. The new lease additionally allowed BDO to consolidate on one floor, as it was formerly occupying space on two separate floors.
